Building for inhabitancy
Programmed function change and phase-out is a response to the protracted planning procedures. The neighborhood with the pre-existing object and the street is the reason for the complex project of securing the excavation. A living curtain that builds the character of the front façade. Greenery flowing down the façade to the internal garden.
An 11-year planning procedure, without a specific time horizon for its closure, creates a demanding design environment. For Investor and Architect. Our answer is an object adapted to the records of both local plans. Applicable at the moment and being in preparation. A hybrid that foresees a change of function from a multi-family residential to a hotel one, after the introduction of new regulations. It enables the implementation of an additional storey, in the form of a superstructure. It provides conditions for horizontal expansion, with an urban spa and additional living space. It leaves a area reserved for the construction of a multi-storey car park, based on the use of technology which optimizes the use of space. The building has been programmed to change.
The facility provides for four residential floors, which in the initial phase of the building will be occupied by multi-room apartments. After changing the local plan, they will be converted into 35 double rooms. The superstructure will provide an additional ten rooms, and the extension of the plot - four. Part of the ground floor of the building, adjacent to Minska street, holds the entrance hall of a residential building. In the second phase of the building's life, the space will be adapted to the reception with the function of a hotel cafe and hotel lobby. The -1 storey contains technical rooms and a complex of common rooms, to be used by the residents of a multi-family building. After changing the plan, on their basis, there will be created a restaurant bar for hotel guests. Next to it, a municipal spa, open to the Minsk Garden 11, has been planned and illuminated with impressive skylights. Multilevel underground parking, based on the technology of automatic racks, will allow us to organize the necessary parking spaces.
The goal for the architecture is to create a place that is recognizable both in the street space and within all contemporary channels of communication between people. The object is four-dimensional. Thanks to greenery co-creating its façades, it changes over time, thus making the interaction with hotel guests more attractive. The characteristic element is the superstructure, of which the roof is formed by brick cradles. At the pavement level, the building's hallmark is the "green curtain". This is a steel substructure, overhanged to the first floor, covered with vegetation. The soft, curtain-like form provides privacy and protects the lobby space from overheating. Horizontal windows, placed on the front façade, frame the urban landscape. From the inside, they provide an unusual place to rest and work. The garden façade is equipped with large windows, that ensures contact with greenery. The pot is built into the façade above the ground floor, it causes the smell, texture and color of greenery to co-create the atmosphere of the internal space. The logo of the project of our project completes it.
