Analysis
We assess formal conditions and the current land use of the site and neighboring areas. Our analysis often includes geotechnical studies, soil contamination tests, greenery inventories, and acoustic assessments. For existing buildings, we evaluate technical condition, renovation feasibility, and the condition of installations, exploring reuse options or necessary upgrades. We identify project strengths and weaknesses to provide clear guidance on whether to proceed with the investment or consider alternative locations.
Site capacity study and functional brief
At the outset we prepare a site capacity study and a functional brief. The capacity study shows how much can be built on a site, and of what kind, under the local plan, the municipal general plan or a zoning decision. We set the building footprint, floor area ratio, biologically active area, height and parking requirement against the intended programme, and identify the parameters that need to be agreed with the municipality. The functional brief turns the investor’s needs into a schedule of rooms and areas, often in several variants for comparison. Together they give a sound basis for buying land, for discussions with the municipality and for moving on to design.
Planning
We plan the necessary steps to secure all required approvals, permits, and opinions. We set the timeline for completing design documentation and construction. We estimate costs and offer alternative approaches and solutions. We oversee the entire investment process from start to finish.
Implementation
We manage the formal aspects of the investment by securing all necessary approvals, permits, and opinions. We protect the Investor’s interests throughout the complex procedures related to spatial planning and appeals. We actively support the investment objectives in communications with authorities, institutions, and the community. We prepare comprehensive and visually engaging project presentations. We coordinate the execution of design and specialist studies. We seek optimal solutions and scenarios, actively assisting the construction process. We participate in the commissioning and outfitting of the building. Our presence extends through every stage of the investment’s realisation.
